The Conveyancing Process

Upon instructing us, we will issue a Welcome Pack to you, which will include our Client Care Letter and Terms of Business. Together, these documents form the contract which governs the entire relationship between you and us. They will expressly set out the agreed costs, disbursements, conveyancing process, the timescales, the agreed scope of work and the team members acting on your matter.

If there is any difference between the fees stated below and those agreed in your Client Care Letter, the fees in your Client Care Letter will prevail.

Important notes

In addition to the above, you may be required to pay disbursements, which are costs paid to third parties on your matter. In addition, there are some expenses such as funds transfer fees. We will set out those disbursements and expenses in our Client Care Letter, but these are typically:

Sales

When acting for you we will incur expenses on your behalf.  Depending on whether we are acting for you as buyer or seller, these expenses typically include:

  • Land Registry Documents  (obtaining copies of your property’s title) - £35 (approx.)  
  • Identity checks - £15.94 per person
  • Bank transfer fees (for each payment distributing sale proceeds and redeeming any charge/s) - £35+£7 VAT 

All fees are approximate and VAT is indicated where relevant

Purchase 

Please note that your use and interpretation of the Land Registry’s fee scale and HMRC’s stamp duty land tax calculator are at your own risk. We will calculate the fees and SDLT for you when we are formally instructed.

We do not charge any additional fees for Stamp Duty Submission or Help to Buy ISA/L-ISA draw-down.

Additional fees may be chargeable where:

  • The property is new build (£200+ £40 VAT)
  • Property is Shared Ownership (the Leasehold fee scale is applied)
  • The lender requires separate representation (variable subject to the lender’s requirements)
  • Financing documents are bespoke, e.g. bridging loans (variable)
  • Declarations of Trust (variable)
  • The property is Freehold but requires a Management Pack (£200 + £40 VAT)

For all other conveyancing services or where prices are said to be “variable”, we will aim to agree fixed costs before commencing work.

Where the nature of the work required means we are unable to do this, our fees will be based on our standard hourly rates as follows:

  • Director – £280 + £59 VAT
  • Head of Department – £260 + £52 VAT
  • Senior Associate/Equivalent – £250 + £50 VAT
  • Associate/Equivalent – £240 + £48 VAT
  • Solicitor/Equivalent – £220 + £44 VAT
  • Trainee Solicitor/Paralegal – £200 + £40 VAT
  • Legal Assistant/Support Staff – £150 +  £30 VAT

How long does Conveyancing take?

The average conveyancing process will take 12-16 weeks. This will, however, depend on several factors.

It can be quicker or slower, depending on the parties in the chain. For example, if all buyers in the chain have their mortgages in principle, then this may speed the transaction up

There are many outside factors that can delay completion and conveyancing solicitors can often do nothing about them in a conveyancing process such as obtaining a mortgage offer, the return of search results, delays in getting the replies to pre-contract enquiries, the length of the chain. These are all contributing factors.
