What is Residential Conveyancing?

The legal process involved in Buying and Selling a house is called and referred to as “Conveyancing”. As most people are not familiar with the legal process of a property sale or purchase they use solicitors to act for them. If you are using a mortgage to aid in the funding of your property purchase, your Lender will require you to appoint a solicitor to act on their behalf.

The Process of Residential Conveyancing

When an offer is accepted on a house the process of residential conveyancing starts and when an individual receives the keys it finishes (often referred to as completion). Depending on the situation the process usually takes between 8 and 12 weeks to complete. If there are any issues the process can on occasion take much longer to complete. To avoid delay in the property conveyancing process it is extremely important that each step of the process is efficiently completed. The legal process of transferring the ownership of Property from the Seller to the Buyer is often complex and regard needs to be had in particular to the requirements of the Lender if the Property is being purchased  with a mortgage. As there are often too many factors outside the control of the Solicitors in the process it is important to note that no guarantees for completion dates can be given at the outset, however here at Bradley Haynes Law we try our best to work towards your chosen completion date.
