How Long Does Conveyancing Take?

Whether you’ve found your new home or have found a buyer for your home, your next question is likely to be “how long does the conveyancing take?” There isn’t a precise answer to this question because the circumstances of each conveyancing transaction are different. However, typically it takes 12-16 weeks to complete the conveyancing process from when conveyancing solicitors have been instructed. It can be shorter, and it can take longer.

There are some aspects of the conveyancing process that commonly impact how long it can take:

  • Waiting for the Local Authority to report on matters affecting the property, such as planning permissions and building consents;
  • How quickly the other party to the conveyancing transaction answers any questions you have about the property, for example, details of fixtures and fittings and providing certificates for any work done to the property such as installing new windows;
  • If the property is leasehold, waiting for the management company to provide details of service charges and ground rent;
  • Waiting for the mortgage lender to provide the mortgage papers for signing.

These are just a few examples. It is also worth remembering that if you are part of a chain of properties being bought and sold, these issues impact each party to the chain.

To ensure your transaction proceeds as quickly as possible, it’s important that your solicitors are proactive throughout the conveyancing process. This means that typically, they will chase up aspects of the transaction that are required rather than simply waiting for something to happen. For example, the buyer’s conveyancing solicitors regularly chasing the seller’s solicitors for the sale contract ensures the purchase moves forward at the earliest opportunity. Without this pro-activity, the progress of your transaction will be impacted by the speed of others involved in the transaction who may not have the same priorities as you.
